Season's Greetings!

This is my favorite time of year! I find myself taking pause and counting the many, many blessings I have received over the past year. Spending this wonderful holiday season with family, friends and loved ones brings such great joy into my life.

I am so very thankful for the wonderful new friendships made this last year and for the friendships cultivated from years past. It has been my pleasure to continue to do what I love to do and work closely with our customers, sub-contractors employees and colleagues.

I sincerely hope that this wondrous season finds you and your loved ones filled with peace, love and joy! My family and the Hibbard Construction Crew wish you and yours a very merry Christmas and a joyous and prosperous New Year!

Positive Trends in Local Housing Market Starting to Develop

The Treasure Valley and Ada County in particular, is seeing some movement in the Housing Market. A way to look at home sales statistics is to apply the laws of "supply and demand." In other words, this is how many units are on the market versus how many units are selling. Analyst calls this market inventory and measures this inventory in months.

In general, inventory is one element to measure if the market is adding, reducing or holding steady. Other tools to understand and measure the housing market are Days on Market (DOM), average sales price and average sales ratio.

The last three months prior to November 2009, the inventory for Ada County has been tracking around 9.8 months of inventory. The overall inventory for Ada County as of December 1, 2009 is 8.7 months. This means that in November the market shed about 1.1 months of inventory due to sales up and listings down. These are positive trends that indicate the local market is moving towards recovery.

Great Holiday Decorating Ideas...On a Budget

Set a plan or a theme for your Christmas decorating. This is what pulls your ideas together, and makes everything you do look purposeful, and personal. Some theme ideas for Christmas: Victorian, country, Santa, snowmen, old fashioned, etc.

Drop tea light candles in small, short vases, tie a holiday ribbon around the neck, and you have a beautiful candle with Christmas charm. You could nestle the candle in peppermints, nuts, or even sand if you wish. Try grouping several together for a dramatic evening effect. These also make great luminaries.

Start a Christmas collection like Santas or Snowmen or Nativity scenes. This can be a great tradition to initiate in your home and it's something the entire family will look forward to. Let each family member choose a collectable each year. Check out your dollar store…they have some really cute ceramic holiday decorations for a buck or two. Remember, it's the memories you're interested in here, not a collectable based on monetary value.

Place a few inexpensive glass balls in a bowl and embellish with a few sprigs of greenery or some leftover ribbon. If you don't have an extra bowl (it is the holidays, after all!) try decoupaging a box with leftover Christmas wrap, or cover with a little fabric and glue.

Take down your pictures and wrap them like a gift, then hang them back on the wall for great holiday cheer! You don't have to do this all around the house, how about just in the entry, or maybe the dining room?

Tie greens or ornaments to the chandelier with a little Christmas ribbon; just make sure they don't hang low enough for any candles on the table to catch them on fire.

Sponge stars or other seasonal shapes on your window with tempera paint. (I like white or gold and silver metallic) and after the holidays wash it off with window cleaner. Use a non- scratching dish scrubber if you come across a stubborn spot. 

Have fun with your holiday decorating and incorporate throughout your entire home to bring holiday cheer to every room!

Another Successful Remodel by Hibbard Construction

This 1980's Ranch Style home located in Kuna, received a major face lift that eliminated its retro look and enhanced its curb appeal with a newer, modern feel.

The homeowners decided to add a charming front porch and new window configuration along with energy efficient windows. Dormers were added to the roofline to capture that quaint country charm. This gave their home an updated look and allowed for better natural indoor lighting.

The old rustic cedar channel siding was removed and replaced with James Hardie board siding that is backed by a 50 year warranty and significantly reduces maintenance requirements for the homeowner. The old wood shakes were removed and replaced with 30-year architectural shingles.

The interior of the home received an update too. New interior doors, hardware, trim and wood floors added to give the home an elegant look. New interior paint was the finishing touch that completed the project.
